AEC definitions
General conditions are the standard legal terms of the construction contract. They define the roles of owner, contractor, and architect, and the rules for payment, changes, time, claims, and insurance. AIA Document A201 is the form many private projects mean by the phrase. They are not the same as Division 01, and they are not the contractor's job-site overhead.
Definition
The agreement incorporates the general conditions by reference. Supplementary conditions amend them for the project. Division 01, General Requirements, is a specification division that turns those duties into procedures: submittal logs, meetings, temporary facilities. People also say 'general conditions' to mean the contractor's project staff, trailer, and temporary utilities. That is a cost-of-work category. Using one phrase for the contract form and the cost bucket confuses the estimate and the negotiation. Say A201, or say project overhead, and be done.

Who issues changes, who certifies payment, how RFIs work, when the contractor may stop, and how disputes are decided. A bid that prices the drawings and ignores these articles has missed obligations that cost money: insurance limits, daily reports, schedule standards.
The architect's authority during construction is defined here. It is not unlimited, and it is not a license to redesign without a change.
A201 says a submittal process exists. Division 01 says how many days and what the stamp means. If they conflict, the agreement's order of precedence decides. They should be edited together so they do not.
Do not specify product quality in the general conditions. That belongs in the technical specifications.
Estimators carry a line for supervision, temporary facilities, and cleanup. Call it general requirements or project overhead in the estimate if the listener might think you mean A201. The contract form is not a line item.
Some GMP deals define 'General Conditions Costs' as a reimbursable category. If they do, the exhibit should list them. The nickname is then contractual. Still do not confuse it with A201.
Supplementary conditions delete arbitration, change insurance, or alter the change process. The printed A201 you remember is not the contract until you apply the supplements.
Owner-custom general conditions on large projects replace A201 entirely. Skim at your peril. Read the payment and notice clauses.
Flow-down clauses make the subcontractor bound by the prime general conditions as they apply to the sub's work.
A subcontract that ignores them leaves the prime holding duties they cannot pass on.
Examples
The agreement incorporates A201 and four pages of supplementary conditions that change the claim notice period. The supplements control on that point.
Division 01 states a 14 day submittal review. A201's general structure is what made review the architect's role.
The estimate's staffing line is labeled project overhead so it is not mistaken for the A201 document.
