What Is a Construction Drawing?

A construction drawing is a sheet in the contract set, prepared by the architect or an engineer, that shows the location, size, and relationship of the work. Together with the specifications, the drawings describe what the contractor is required to build.

Definition

Construction drawing

People also call these working drawings, contract drawings, or the plans. A full set includes plans, elevations, sections, details, diagrams, and schedules. The drawing shows quantity and location. The specification states quality, products, and execution. When the two disagree, the contract's order of precedence decides which governs. A shop drawing is not a construction drawing: the fabricator produces it to show how one portion will be made.

The job of the sheet

A construction drawing is design intent made specific enough to price and build. It locates walls, structure, equipment, and openings on a grid, at a scale, with dimensions and notes. It is not a rendering, and it is not a sequence of means and methods unless the contract has taken that on.

The set is read as a whole. A dimension on a plan, a rating on a partition type, and a clearance in a detail are one instruction. Quoting a single sheet and ignoring the detail it calls is a common source of RFIs that the documents already answered.

The sheet types inside one set

Floor plans, reflected ceiling plans, roof plans, and site plans locate the work. Elevations and sections show height and assembly. Details enlarge a condition. Schedules list doors, windows, finishes, and equipment. Diagrams, such as a riser or a one-line, show a system without pretending to be a scaled plan.

Civil, structural, architectural, and MEP drawings are all construction drawings. They are prepared by different engineers and coordinated onto shared backgrounds. A gap between them is a coordination problem, not a reason to invent the missing line in the field.

Drawings and specifications split the instruction

A classic division of labor: drawings show extent and location, specifications state the qualitative requirements. A plan can show a door. The specification and the door schedule state the rating, the hardware, and the acceptable manufacturers.

General notes on the drawing sometimes repeat the spec, and sometimes contradict it. The agreement's precedence clause is the rule. Do not assume the note on the sheet wins because it was easier to see.

Issue matters as much as the linework

The same geometry can be a schematic plan, a permit drawing, or an issued-for-construction sheet. The title block states the purpose and the revision. Pricing or building from the wrong issue is building from a different contract.

Addenda change the bid set. ASIs, change orders, and bulletins change the construction set. The current construction drawing is the original issue plus every instrument that revised it.

Where shop drawings take over

The construction drawing does not dimension every screw pattern in a curtain wall or every hanger on a duct. The shop drawing does, and it is checked against the construction drawing and the spec. Delegated design goes further: the contractor's engineer designs a component the contract assigned to them.

If the field is holding only a shop drawing, they are missing half the instruction. The construction drawing still governs design intent. The shop drawing governs fabrication of that piece, once it is approved.

    Sheet A-101 locates partitions and doors. The door schedule and specification section 08 11 13 state the rating and the frame. Together they are the instruction for that opening.

    A bidder builds a quantity from S-201 and misses a section on S-501 that thickens the slab at the cores. Both sheets are construction drawings. The quantity needs both.

    An installer follows an approved duct shop drawing through a beam the structural construction drawing shows as solid. The conflict should have been an RFI against the contract drawings, not a field choice.
