Building Commissioning AI

Building commissioning verifies that all building systems are installed correctly and perform according to the design intent — HVAC, controls, electrical, plumbing, fire protection, and building envelope. AI streamlines this process by automating the documentation, tracking, and analysis that currently consume most of the commissioning agent's time.

Test documentation is the most immediate AI application. Commissioning involves hundreds of individual tests — functional performance tests for each air handler, verification of control sequences for each zone, testing of fire alarm initiating devices, and verification of emergency power transfer. AI generates test procedures from the specifications and design documents, records test results in a structured format, and tracks completion status across all systems.

Trend analysis of building automation data is where AI adds the most analytical value. After systems are started up, AI analyzes the BAS trend data to identify control sequences that are not operating as designed — a VAV box that is not modulating correctly, an economizer that is not opening when outdoor conditions permit, or a chilled water valve that is hunting. These operational issues are difficult to identify from raw trend data but are readily apparent to AI trained on HVAC performance patterns.
